Before you start planning to design and build your dream house with a contractor, it is important to know first about the different stages you will have to go through. In this way, you will know what to expect and how long you will have to wait.
In this post, we will be discussing further SubNet Construction’s design and build phases.
STEP 1: PRE-DESIGN PHASE
This phase mainly consists of the schematic design, floor plan, and 3D drawing documents, which cost the initial payment of Php 30,000.00. Please take note that this is non-refundable, but will be deductible from the total contract price.
- Architectural Programming and Space Planning (Floor Plan)
- Site Analysis and Land Use Studies
- Survey (Verification of lot and Topographic Survey)
- Design Solution (Recommendations)
- Exterior 3D Visualization
- Estimated Project Cost
STEP 2: DESIGN PHASE
This phase amounts to Php100,000.00, which is also non-refundable but deductible from the total contract price. It basically includes the following:
- Architectural and Structural/Engineering Drawings Documentation
- Bill of Materials
- Construction Methodology and Materials Specification
- Structural Analysis
- Electrical Load Computation
- Sign and sealed of Architectural and Structural Documents
- Processing and Securing Building Permit and Construction Clearance
- Processing and Securing of Temporary Power and Water Connection
- Interior 3D Visualization
STEP 3: CONSTRUCTION PHASE (6-8 MONTHS)
This is the final phase, which will take 6 to 8 months. Generally, the progressive payment scheme applies here. You will be initially paying a 20% down payment before the construction phase starts and will make installment payments along with the construction progress.
