Question is, are you prepared for what’s coming up? Do you have an idea of what lies ahead and how long you will have to wait before you move into your new house? In case you are not yet ready, you better start doing so, because what follows is a tedious process of design and build.
To help you with that, Subnet Construction will introduce you to the three phases of designing and building your dream home, including the detailed works under each category, in this article.
Pre-Design/Schematic Design Phase
Schematic design is actually defined as the first phase in the design of a project where an architect or an engineer prepares schematic diagrams to give a general view of the components and the scale of the project after detailed discussions with the client (owner).
Here at Subnet, this initial phase refers to the period wherein our architectural team starts working on the design of your dream home by either modifying our own designs to suit your preference or making a completely new design based on your ideas. With a commitment fee of PhP30,000.00 (which is deductible from the total contract price), this phase also includes the 3D perspective to give you an idea on what your property will look like. Delivery time is from three (3) to five (5) days after the commitment fee was settled.
The pre-design/schematic design phase is inclusive of the following:
- Architectural programming and space planning (floor plans)
- Site analysis and land use studies
- Ocular visit of site
- Design solution (recommendations)
- Exterior 3D visualization
- Initial estimated project cost
Design Development/Planning Phase
This is the phase where the schematic design had already been approved and our architectural team will be preparing the necessary documents to allow the construction of your dream home. This phase can also be dubbed as the pre-construction stage, which refer to documentation and securing permits, clearance, and utility connection.
The design development/planning phase will take two (2) to three (3) weeks and will cost PhP100,000.00 (also deductible from the total contract price) for the following services:
- Architectural and structural/engineering drawing documents
- Bill of materials
- Construction methodology and materials specification
- Structural analysis
- Electrical load computation
- Signing and sealing of architectural and structural documents
- Processing and securing of building permit and construction clearance (if we move forward to construction contract)
- Processing and securing of temporary power and water connection (if we move forward to construction contract)
Construction Phase
This is the last phase wherein your dream home will finally be built and turned into a reality. At Subnet, we categorize the actual construction process into eight (8) subphases that will altogether take eight (8) to ten (10) months before you can finally move into your new house.
- Mobilization – lot clearing, site preparation, building layout, and temporary facilities
- Structural Framing – foundation (earthworks and cast-in-place concrete), ground floor structure (slab-on-grade, stairs, and column extension), second floor structure (second floor beam, suspended slab, column extension, and roof beam), and roof framing (fabrication and installation)
- Rough-In – masonry works, electrical, and plumbing
- Initial Fit Out – carpentry works
- Finishing – facing, plastering, flooring, painting, wallpapering, and glazing
- Final Fit Out – electrical, light fixtures, plumbing, and cabinetwork
- Punch List – refers to a list of tasks and items that need to be fixed or completed before a construction project can be considered finished
- Turn Over
