SubNet Real Estate-tionary: Types of Houses

One of the factors most commonly considered in buying a real estate property is the type of house. Similarly, the type of house determines the value of the property. In this week’s SubNet Real Estate-tionary, let’s get to know the different types of houses usually sold in the Philippines.

  1. Single-Detached House – from the term itself, this type refers to a house that is detached from any side of the lot. In other words, the house is built on the middle of the lot, which makes it probably the most ideal among all types of houses. It is also called a standalone house.
  2. Single-Attached House – unlike the single-detached, one side of this house is attached at the boundary of the lot. In some subdivisions, this type of house is also termed as single firewall.
  3. Bungalow – this is a single-storey house, which means there is only one floor (the ground floor). Many Filipinos prefer this type of house especially if there are older persons or little children in the family.
  4. Row House – this refers to a group of identical houses connected by common sidewalls. Usually, row houses have one floor only.
  5. Town House – like the row house, this refers to houses connected by common sidewalls. However, a town house usually has two or three storeys.
  6. Duplex – this is the term used for a building or property that contains two housing units. These units may be designed side by side or up and down.
  7. Triplex – this refers to a building or property with three housing units. The format is dependent, of course, to the architectural design of the developer.
  8. Multi-Level – this is the type of house usually seen in exclusive subdivisions. This house has multiple floors; its design does not conform to the common house types; and it is mostly built on a wide lot.
  9. Condominium – refers to a unit space in a building used for residential purposes. There are at least three types of condos:
    1. low-rise – is the type of residential building that is one up to four storeys high;
    2. mid-rise – refers to a building that has up to 10 floors or levels; and
    3. high-rise – is a residential building that is more than 12 storeys high.
